These Terms & Conditions (“Terms”) govern your use of the La Dolce Villa website, booking platforms, and your stay at the property. By making a reservation, submitting an inquiry, or staying at La Dolce Villa, you agree to be bound by these Terms, including the House Rules and Liability & Responsibility provisions below.

1. Eligibility

You must be 21 years or older to make a reservation.
The primary guest booking the stay must be present for the duration of the reservation and is responsible for all guests and visitors.

2. Reservations & Payments

• Reservations may be made via our direct booking website

• Full payment, deposits, and applicable taxes are handled through the booking platform or secure third-party payment processors

• We do not store credit card details

3. Cancellation Policy

Cancellation policies vary depending on the booking platform used and are disclosed at the time of booking.Guests are responsible for reviewing and agreeing to the applicable cancellation policy before confirming a reservation.

4. Check-In & Check-Out

• Check-in and check-out times are provided in your booking confirmation

• Early check-in or late check-out requests are subject to availability and approval

• Unauthorized late check-outs may result in additional fees

5. Occupancy & Visitors

• Maximum occupancy: 12 guests

• Only registered guests are permitted to stay overnight

• Visitors must be approved in advance

• Unauthorized parties or events are strictly prohibited

6. House Rules

Quiet Hours / No Parties

Quiet hours are 10:00 PM – 8:00 AM, per Melbourne City Ordinance.

• No parties or events

• NoiseAware devices monitor sound levels only (no audio recording)

• $200 fee for tampering with or disabling noise monitoring equipment

No Pets

Pets are not permitted on the property.

No Smoking

Smoking is strictly prohibited indoors and outdoors.

Pool Safety

• Pool depth is 7 feet; 40 feet long

• Children must be supervised by an adult at all times

• No glass bottles in or around the pool
  (Paper or plastic cups are provided and must be used)

• Guests may not touch or tamper with pool equipment (including pumps or skimmers)

Pool Maintenance

• Pool is professionally serviced weekly

• As an outdoor pool, leaves or debris may occasionally be present

• A pool net is available for light use

• Trees and branches have been trimmed, but wind and storms may still bring debris

Bugs & Critters

Florida is a tropical climate.

• Professional deep cleaning occurs before and after each stay

• Monthly pest control is in place

• If doors or windows are left open, mosquitos, lizards, or palmetto bugs may enter

• Hosts are not responsible for these natural occurrences

Forgotten Items & Medication Safety

While our cleaning crew is thorough, we cannot guarantee that all items left behind by previous guests are discovered.

• This may include hazardous items such as medications

• Parents and guardians are responsible for checking the property to ensure child safety

Children & Baby Safety

• The home is not baby-proofed

• Parents/guardians are responsible for supervising children at all times

• This includes risks related to sharp corners, stairs, furniture, and pool access

Street Noise

The home is a corner unit. While not on a busy street, some traffic noise may occur.

• Fencing and palm trees provide privacy and help reduce noise

Security Cameras

• Ring doorbell camera at the front entrance

• Backyard floodlight camera
  (No cameras inside the home)

Furniture

Furniture may not be rearranged.

Photography

No commercial photography or videography unless approved in advance.

7. Noise Monitoring

Noise monitoring devices may be used in outdoor or common areas.
These devices do not record conversations and are used solely to monitor noise levels.

8. Property Use & Condition

Guests agree to:

• Use the property responsibly

• Report damage immediately

• Leave the property in reasonable codition at check-out

Guests may be held financially responsible for damage beyond normal wear and tear.

9. Pool & Amenities Disclaimer

Use of the pool and amenities is at your own risk.

• No lifeguard on duty

• Children must be supervised at all times

• Pool heating is subject to weather and seasonal availability

La Dolce Villa is not responsible for accidents, injuries, or loss of personal belongings.

10. Limitation of Liability

To the maximum extent permitted by law, La Dolce Villa, its owners, and operators are not liable for:

• Personal injury

• Property damage

• Loss or theft of personal belongings

• Delays or interruptions due to weather, utility outages, or circumstances beyond our control

11. Force Majeure

We are not liable for failure to perform obligations due to events beyond our control, including natural disasters, government actions, power outages, or emergencies.

12. Website Use & Intellectual Property

All website content, photos, branding, and materials are owned by La Dolce Villa / Axelrod Villas and may not be copied or used without written permission.

13. Privacy

Your use of our website and services is subject to our Privacy Policy, which explains how we collect and use personal information.

14. Modifications to Terms

We reserve the right to update these Terms at any time. Continued use of the website or property constitutes acceptance of any changes.

15. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict of law principles.

16. Liability & Responsibility

By booking and staying at La Dolce Villa, you acknowledge and agree that:

• You and all members of your group assume full risk for use of the home, pool, and property

• The property is managed by Axelrod Family Ventures LLC

• The homeowners and Axelrod Family Ventures LLC are held harmless from any claims, suits, or expenses arising from your stay

• Hosts/owners are not liable for lost, stolen, or damaged belongings

• You accept responsibility for ensuring all guests in your group comply with these Terms

• You are financially responsible for any damage beyond normal wear and tear caused by you or your group

17. Agreement

By completing your reservation, you confirm that you:

• Agree to follow these Terms & House Rules

• Are signing on behalf of all guests in your group

• Accept responsibility for damages or incidents during your stay
